Q1: Do you have standard designs?
A: Yes / No! We have hundreds of plans to draw upon for ideas but as we are a design and build company each plan is designed to maximise your particular site and budget, no-one elses. After we have sat down together and gone through your "wish list" we can draw a sketch plan that will suit your site within a few days.
Q2: Do you have a square metre rate?A: No. Each home is unique so it isn't an accurate way of pricing your new home. Instead we put your design & specifications through our pricing system to give you a fixed contract price.
Q3: What will it cost to quote me to build a house?
A: Nothing. All your meetings with our sales consultant and designer are free, including your intial sketch plan.
Q4: What does your package include?
A: Everything as specified in your contract documents. Our standard exclusions are blinds, curtains, light shades, tv aerial, your legal costs, and if financing your home any financial costs, including valuations required by your lender. If you are building an investment property with us the standard exclusions are your legal, financial and valuation costs. We can do as little or as much as you want and to suit your budget.
Q5: Can I use my own sub contractors?
A: Yes. We prefer to use our own awesome team of sub contractors who work well together from a timing and scheduling point of view however we can and do work in with other sub contractors if our clients prefer.
Q6: I already have a site to build on, do you build on sites other than your own?
A: Yes. While we have stock land available we mainly build on our client's own land within the geographical area below.
Q7: Where do you build?
A: Mostly throughout the Kapti Coast & Horowhenua. Ie Paekakariki, Raumati South, Raumati, Raumati Beach, Paraparaumu, Paraparaumu Beach, Otaihanga, Waikanae, Waikanae Beach, Reikorangi, Te Horo, Peka Peka, Otaki, Otaki Beach, Manukau and Levin. Note we have in years gone by built all over Wellington, Upper Hutt and as far north as Taupo.
Q8: How much is the building contract deposit?
A: $10,000.00 - $20,000.00. Depending on the size and complexity of the project.
Q9: What is the process after the building contract is signed?
A: Once the deposit has been paid the consent drawings are completed and sent with a building consent application to the local district council and once a building consent has been issued (currently KCDC is taking approx 4 weeks to issue) building can begin on site.
Q10: Can I make changes after the contract & plans have been signed?
A: Yes. However there may be additional costs which will be quoted separately to you at the time. Any variations to the contract, including the additional cost or credit will be put in writing.
Q11: How long from signing the contract does it take to complete the dwelling?
A: Generally speaking once the contract has been signed it takes 4 weeks for the sketch drawings to be converted to consent drawings and then another four weeks to obtain building consent. An average house then takes approximately 16 weeks to complete. You will be given a more accurate idea about your new home once your sketch plans are complete.
Q12: Do you give a guarantee?
A: Certainly. We are proud to offer a 10 year structural guarantee and also pass on individual guarantees and warranties that are applicable to your homes individual products and appliances.
