Designing & Building 
When designing & building, asking questions and listening is priceless. To encourage this all of your meetings with any of our team including our specialist sub trades are free.
Step 1 – Contact

Step 2 – Meeting Designer/Specifier
Bernadette or Dave will arrange the first of a series of meetings and together they will take you through the wishlist process. Your budget is key to deciding your design options so it is important to know this from the outset. It is also very helpful if you bring as many ideas, pictures and product information with you to each meeting.
Step 3 – Sketch Plan, Specifications (specs) & Fixed Contract Price
Dave will draft an initial sketch plan and then meet or email you for your feedback. After each redraft you will be issued a new sketch plan to look over until you have a design that you want to live in. During the design process a written set of specifications is simultaneously prepared detailing the exact make and model of every type of building material, fitting or appliance that will be used and these specifications are put through our pricing system to give you an exact fixed contract price.
Step 4 – Finalise Building Contract Documents
After signing all your building contract documents & paying your deposit your working drawings are completed & submitted to the local district council for building consent. You can still make any changes to your plans and specifications although there will be an additional cost to you from this point on (see Step 7 - Variations to Contract); and the local district council will charge for any significant changes that require plans to be resubmitted.
Step 5 – Building Commencement & Completion Dates
Once building consent is issued, construction can begin at a mutually agreed time. You will be given a tentative completion date once foundations are down and a mutually agreed completion date towards the end of the project. Note we can make our schedule work with yours.
Step 6 – Specialist Sub Contractors
Following Step 4, each of our specialist sub contractors receive a copy of your plans, specifications and your contact details. They will each contact you to arrange to meet to discuss your options and offer their expert advice on any questions you may have. As specified in your contract you will be contacted by our Colour Co-ordinator, Kitchen Designer, Electrician, Plumber, Plumbing Fittings Supplier, Floor Coverings Supplier & Security Consultant.
Step 7 – Variations to Building Contract Documents
All variations to the building contract documents including additional costs or credits will be quoted to you in writing at the time.
Step 8 – Building While your home is being built you have an anchorman (site manager) on site to meet with when you are visiting your site.
Step 9 – Completion & HandoverBefore handing over your home a quality check is made and any remedial work carried out. Your home is also thoroughly cleaned inside and out. A meeting is arranged on site so that the features of your new home can be explained; and your house keys, garage door remotes and a folder containing just about everything you need to know about your new home given to you.
Step 10 – Maintenance
You will be given a maintenance list in the handover folder to jot down any maintenance after you move in. After 30 days if you send us your list we guarantee to put things right at no cost to you. Your handover folder contains all the information you need about your new home including contact information for all the main sub contractors and individual product warranties or guarantees for the products, appliances and fittings.
